“I have lived here for a little over a month. I like living here. The amenities are great and I’m obsessed with the barista bar (Jada and Jordan are amazing)! They even ordered matcha for me since I don’t drink coffee. The concierge staff are nice and welcoming. However, the reason they are receiving the rating that they are is because since I moved in there has been a missing blind in my studio apartment. I was not told about this beforehand, I had to make it known to the office and to maintenance. As a woman living on her own, safety is of the utmost importance and I’m exposed to our neighbors across the street due to the lack of privacy. It’s also very hard to sleep since all of the lights shine in to my apartment. I have asked for a temporary solution (maybe curtains?) but have received nothing. Additionally, during these dropping weathers the missing blind makes it much colder in my apartment. I have been in contact with several people in the office about it but recently everyone except Diana in the leasing office has stopped responding. I expected more from a luxury apartment.”

“The location of Spectrum South End is very convenient. It is within walking distance of many great restaurants and shops, and the nearby light rail station makes it easy to explore other parts of the city. The fitness center is well-equipped with a variety of cardio and strength training equipment. I also appreciate the fact that the gym is open 24/7, which allows me to work out whenever it's most convenient for me. The outdoor pool is a perfect place to relax on a sunny day. I have also been very impressed with the leasing office consultants at this apartment complex. They are always friendly, professional, and willing to go above and beyond to ensure that all of my needs are met. Whether I have a question about my lease, need help with a maintenance request, or just want to chat about the latest happenings in the neighborhood, they are always there to help. They are also very knowledgeable about the complex and the surrounding are always happy to offer suggestions for local restaurants, shops, and attractions, and they do a great job of keeping residents informed about upcoming events and activities. Overall, I would highly recommend this apartment complex to anyone looking for a comfortable, convenient, and friendly place to call home.”

“My name is Malik Gates. And I was a resident at Woodland Estates for 6 1/2 years. I would never recommend none of my family members or friends to never stay here. The 6 1/2 years that I lived there. The AC never worked and the heat didn’t worked either. It used to be very hot in the summertime and really cold in the winter. When I first moved in, I didn’t have roaches. But as time went on, other people moved into the other apartments in the building that my unit was in brought roaches. And the pest control people came to spray the people apartments in my building. The roaches eventually came into my unit. Maintenance didn’t never wanted to fix anything. I used to have to put in two or three requests for them to come to my unit. I was charged for the patio door in my unit that cracked during the last winter that I was living there. The patio door cracked because it was cold during that time. The people at the rent office said that it was an inside job. I’ve talked to the people at the front office, they told me that I would have to pay for it. And added it to my rent balance for 4 months in installments. Witch wasn’t right at all. When I moved out, they charged me with 3-4 waters bills and etc that was inaccurate. I spoke to the manager, she told me to only pay for one month, but my balance was sent to a credit system. And they doubled that amount. When I say I will never live here again, I meant it. This place deserves NO stars in my opinion.”

“If you don’t want your vehicle broken into don’t live here! At least 2 vehicles get broke into each month at this location and my work van is one of them with them stealing $5k in tools. The people are nice but crime in this area is bad and Lemmond farm does nothing about but say “crime has no address” but still only hire a worthless security detail to “watch” your stuff while you sleep. With zero cameras on the property besides their precious pool area which also gets trashed every weekend during the summer they take no responsibility for trying to make it safer. (The pictures provided show my van which was parked right at the leasing office which has no cameras facing on the front of the building towards the parking lot)”

“Absolutely no way I'd recommend living here. First off the parking is absolutely atrocious. I work nights and constantly have to park to buildings away to get a spot. They leave the security gates open daily that allow you into the complex itself to get to your door. The problem with this is that constantly make a beeping noise do to being left open. The office knows about it but their response was yeah it's always been that way. Will again I'm sorry but when I can hear it through my window every night and impact my ability to be able to get sleep. Ridiculous it's not been disconnected. The walls are beyond paper-thin. You hear every little thing outside of the apartment. Airplanes, doors, conversations, everything. It makes it impossible to get a good night's rest. They say they have a security officer that is assigned to the complex. I have seen this person one time and the little over a month and I have been here. It would definitely way more comforting since I have to walk to freaking buildings in order to get to mine that late at night to actually see that presence. I'm not exactly sure how the trash service works. Three different times I have left my dedicated little black trash can outside my front door to be picked up and not once has anybody taking the trash. $1500 for a 1 bedroom with extra cramped living area. The dining room table is literally right up against the kitchen island and the couch. You have absolutely no room to really maneuver. I simply can't get over how much they charge for rent in the Charlotte area. It's completely laughable. Look elsewhere.”

“My niece moved there in September and had some issues in her apartment that needed immediately attention. We had to call maintenance on a Sunday evening and CHRIS came out . He was the on call MAINTENANCE person. Well he was so pleasant and helpful! He apologized for the inconvenience and gave us his word that it would be taken care of. I have to say that he kept his word. All the issues that needed attention were fixed. CHRIS gave us excellent customer service. Just wanted to give a shout out to CHRIS in maintenance!! He’s amazing!”

“Came to Courtney Ridge because of the great floor plans and proximity to my work. I have been so pleased! They put in brand new carpet for me before move-in, the room layout is amazing, and it’s SO safe and quiet here. I like that it’s gated, and I love having a garbage disposal, personal washer / dryer, and a dishwasher. The community amenities are ridiculously nice, and the outdoor pool and grilling area is absolutely gorgeous. Also, shout out to Abby in the office. She’s been super sweet and quite helpful whenever I’ve had questions. Had some great local recommendations too, since I’m brand new to Charlotte. Super grateful for her top tier help! I certainty would recommend living here. Has to be the best value apartment in the Charlotte area! :)”

“Hands down best community I’ve ever lived at. Granted I’ve never lived in a luxury community but seriously let’s start with Concierge. They make life SO easy. Coordinating move in, securing packages (and there are a ton), sending food delivery up, and providing email notices about local events…. They’re just all around a huge help. One concierge rep that stands out for me is Christina. She’s organized and efficient and has an awesome personality. Security, Arion, is awesome as well. He’s so friendly and courteous! Leasing staff are all super nice. They’ve recently had some changes with their phone system so if you’re trying to lease here and are getting frustrated with contacting via email, please give them a break. They’re equally as frustrated but when you connect with them they will give you a great experience. The amenities are very glamorous. HUGE pool and pool deck which does get very busy in the summer. There are a ton of non-residents but everyone is really friendly so I haven’t been bothered by the non-residents hanging around. Great gym, lots of equipment and space so crowding is rare. Towards the end of 2023 The Apartment Life team put on some awesome resident parties. I made some great friends and the turn out is always really great. There is a lot of thoughtfulness that goes into each event and those details really shine. Neighbors are very quiet and I hardly ever cross paths with anyone in the hallways. Elevators always work unless it’s a moving day in which everyone should pay attention to the concierge notifications for their local elevator reservation times. There are a fair amount of homeless that wander out on the boulevard but they’ve never bothered me… I also have a bigger dog so that could be why. All in all I’ve 100% decided to renew my lease because I cannot imagine having a better experience anywhere else. I moved here from Dallas never stepping foot in NC and this community was the best choice considering the close walking proximity to work, bars, restaurants, and the light rail literally attached to the leasing office makes for easy commute to NoDa and Southend.”

“Just came back from touring this complex. Had a great time actually! The apartments were nice, particularly their Edenton model which is the one I’m currently after. Assistant property manager LaTressa Williams, whom of which conducted the tour, was amazing! Super professional, lots of personality, full of good vibes, and she even gave me some good advice regarding the Charlotte area, local activities etc. Definitely a credit to her profession!”

“If there was an option for negative stars, that’s what it would be. We lived here for three years. The first year was amazing after the management changed and the maintenance changed. Everything went downhill and it’s horrible. If you live on the back of the property, there is no landscape done that’s where they throw all the limbs and trash also, they are not quick to help you and they only Band-Aid problems had a pipe leak into our apartment dropping water everywhere filling the entire ceiling. All they did was patch a hole and paint over it while it was still soaking wet with wet insulation. We continue to fight mold the rest of the time we live there they had to re-tile our shower due to the mold and didn’t even use the same size nor same color tile and it was patchwork. I would take these things to the office where they did not care at all the assistant manager does, but she’s the only one maintenance ran by the little guy that looks like a Mario brother is absolute garbage. He doesn’t know what he’s talking about or doing and wants to be argumentative with me at the time after asking me what to do for his own job.. I have photos proving all of this. Do not spend your money here. Do not live here. They do not care about you they only want to scam and swindle.!!!!!!”
