“Leasing agents and staff that work there are horrible would not recommend going here at all. 1 address doesn't lead to the leasing office 2 had an appointment and was told they won’t honor it. 3 insight staff was no help to locate leasing office and was a jerk when asking them for help. 4 parking is impossible to find.”

“Got my car stolen from here, would absolutely not recommend it to anyone due to lack of security, they dont even have the cameras on any exit even though I escalated quite a bit. The cars in the garages also get broken into. Also, good luck in finding a parking spot.”

“I’ve enjoyed living in Avalon. The leasing office is responsive, neighbors are kind and the location is convenient to BART stations, bus stops, grocery stores and restaurants. Cali was a great help to the whole moving process! She was very kind and responsive. When I checked in the apt, the apt had some small things to fix but they addressed it quickly. The only improvement suggestion is that I wish the maintenance team can respond to requests more timely but the staff are very responsible when they come to fix stuff so understand if they’re busy.”

“I have been living in this community around 6 months now, I want to thank the maintenance team especially, Jonathan, exhibited a level of expertise and professionalism that truly set him apart. In addition to his technical skills, Jonathan was respectful of our space. He maintained a tidy work area and cleaned up thoroughly once the job was complete. It's refreshing to find someone who not only excels in their craft but also values and respects the homes they work in.”

“If I had a time machine, I would've told myself not to live here. Let me explain. Overall the location is awesome you're near hospitals and the police with a proactive neighborhood of police presence, which is great, it made me feel safe. However, here are the issues: #1 Issue: The apartments are cheaply made, there is little to none insulation to drown out noises from your neighbors whether be upstairs, downstairs, left, or right. These walls are extremely thin. At certain times in the morning you can hear the garbage truck doing its job waking you up. If you are a nurse or anyone that works night shift/graveyard shift, this is not the place for you. Issue #2: The homeless and drug addicts are rampant here, I never noticed how often I am seeing drug addicts take elevator lifts until I encountered one while I was moving out. There is no security despite a surveillance room within each building of this complex. I have seen numerous post of the homeless breaking windows and camping in various spots throughout the whole complex which is a concern especially when management is not even being proactive on these matters. Issue #3: Good luck trying to haggle for cheaper rent, they tried to move my rent from $2700 to $3000 once my first year contract was done. After that, we decided to move out and be done with this location. There are a few advantages #1: the maintenance crew here are super helpful and fast. #2: the pool and gym is alright #3: parking is great but there are a lot people who can't drive. The apartment rooms vary but whoever designed them really hated light switches. all of the lights in these apartments are constructed in such a weird way that the design team forgot to put one in the bedroom. Its like they had a dilemma to choose between a ceiling fan or a light but not both lol. Overall, the management team does not know what goes on in their buildings along with how the moving out process goes. The moving out process is a literal nightmare especially when dealing with the move out inspection. The apartments are overpriced for low quality apartment rooms, they should've been $1,800 if I'm being honest. I would say definitely look somewhere else, there are far better apartments that are cheaper and managed more efficiently than this place. My previous landlords were never this problematic and were not reliant on third-party companies to manage deposits and payments. Please choose wisely when you are apartment hunting.”

“I moved into an SG-managed unit in January of 2022. In that time, I've found out that my and my neighbor's heaters were installed without permits, no one has a CO monitor despite SG leases stating that monitors are installed in our units, and my downstairs neighbor has had water leaking into his apartment every time it rains for the last five years. It's only getting fixed because he requested a city inspection. He also had a person from SG show up and say they needed to come into his unit to take photos for "insurance purposes". My power went out last night and the only thing the person who answers the emergency maintenance line did was put in a work order. Original review June 2022: I moved into an SG-managed unit in January of this year. But first, IF YOU ARE A TENANT IN BERKELEY AND SG HAS NOT COMPLETED A LEGALLY REQUIRED MAINTENANCE REQUEST, submit an inspection request to the city (Google "Tenant Request for Housing Inspection" + City of Berkeley) Here are some cool things that have happened since I moved in: -I was given the same keys that were used for the open house -I was not given the code that opens the gate to my building -the laundry room was filthy upon move-in, and Jessica, who sent me a note asking why I rated my move-in low, said that she couldn't do anything about it because the owner does his own building maintenance. The owner of the building is the same owner of SG. -my deadbolt was not up to code (it didn't close). It was only fixed after I submitted an inspection request with the city 38 days after my initial request. It's now loose - but SG backdated the "repair completed" date to 3 days after I submitted the request. That's how they have "most repairs are completed within three days" in their responses. -I had an ant infestation when I moved in. My request to have that fixed was DELETED from the maintenance request system. -my oven is not up to code - it needs to be plugged into an extension cord to turn on. I expect I will also have to submit an inspection request with the city before this gets fixed (same for my now-loose doorknob). -I live in a 6-unit building. There are tenants in my building who leave the building gate open for hours and leave garbage all over the laundry room. SG has not bothered to do anything about this despite my and other tenants' requests for action. Based on my interaction with the property management team, I would avoid renting from SG again.”
