“Unfortunately google limits the characters you can post in a review - I had quite the review drafted... The short version is - we occupied an MPM home in the NW valley for 6 years and vacated in October of 2023. MPM retained the entirety of our $1700 deposit, and charged us an additional $30 claiming, among several itemized charges, the following absurd and excessive fees: $120 Fridge Filter $110 Re-Key fee, including “5 combination changes” for two doors. This is because we only returned 1 set of keys, instead of 2 $750 Painting - a complete disregard for acceptable standards of “wear and tear” - judge for yourself, photos attached. We occupied the home for SIX YEARS. Six years. As the above charges were a clear attempt to unjustly retain our security deposit, we immediately sought legal counsel on the matter. We were advised that the fees were, by all accounts, overreach and very likely in violation of NRS 118A.242. We requested $880 in reimbursement - a number we felt would satisfactorily resolve this dispute. MPM’s compromise was to refund us a wholly arbitrary, baseless, $320 with no explanation or justification on how that amount was determined. Bottom line - MPM employs predatory leasing tactics while doing their best to skirt the law. They know full well that they have the upper hand. By refusing to do any sort of tenant walk-through when vacating, they give themselves the freedom to charge whatever they want in an effort to keep your money. This puts the burden of recouping the deposit directly on the tenant, making you fight for what should rightfully be yours. From the wording in the lease agreement, to the policies and procedures regarding vacating the property, MPM does everything they can to take full advantage of the tenant. They know the average tenant does not have the resources to pursue full legal action in small claims court. We relocated to the east coast, and pursuing this any further in the court of law would have cost more than it’s worth - and MPM counts on this. Between my girlfriend and I, we have collectively rented homes and apartments for well over 20 years. We have never been taken advantage of like this - and have never treated a home better than we did this one! If you are currently renting, or considering renting, from MPM please be ready to fight for your rights. Follow everything in your lease word-by-word. Photograph everything. Keep all your emails and any documentation. And if you have the resources, fight MPM in court. The only way the relationship between tenants and property owners/managers changes is if people fight for their rights. The current housing situation in America is already bad, but property management companies like McKenna Property Management make it worse. To put it in perspective - we paid MPM, and the homeowner, over $100k to live in and care for their home for six years. And were charged and additional $1,730 on the way out the door…”

“[WARNING BEFORE MOVING HERE] Upon the first visit to the apartment complex, the management staff seems friendly and attentive, but this is just a facade. Once you become a tenant, they hardly respond to your inquiries. It appears to be a typical situation, where they feel that since you have signed a contract to pay them each month, they will do the bare minimum for you. I have tried to contact them several times, even following up on the same email chain multiple times, but to no avail. Let me list a few things wrong with this place. 1.) You might think that moving into a gated complex will provide you with extra security, but the gates are frequently broken, I'd say 80-90% of the time, so don't rely on them. 2.) Random tow companies may approach you and threaten to tow your vehicle due to expired registrations or lack of parking tags, among other reasons. However, I'm pretty sure this is illegal. I did some research on Nevada laws, but since I'm not a lawyer, I may have misunderstood what I read. 3.) They are more concerned about residents bringing their empty valet trash bin inside every day than they are about dog owners who don't clean up after their pets. The lease agreement specifies a fine of $200-500 for not picking up after pets, but it seems that they don't enforce it. Consequently, there is dog feces scattered everywhere. 4.) They have implemented the Luxer One package system, which sounds great in theory. However, there is a communal locker that is supposed to be used for large packages or "overflow", but it seems that delivery drivers sometimes use it as a shortcut to avoid delivering packages to individual units. Unfortunately, I have had several packages stolen from this locker. When I asked the management about the security camera in the package room, they informed me that nothing is monitored. This means that anyone can steal packages from the locker with zero repercussions. 5.) I used to have packages stolen from my doorstep, but since installing a smart doorbell with motion recording, theft has not occurred again. 6.) Since I moved in, I've noticed an increase in trash around the complex. 7.) Last year, our building was scheduled to be pressure washed on a Tuesday/Wednesday, but it was cancelled due to rain. Although it was rescheduled a few times, it was ultimately never completed. All that said, the maintenance staff are pretty timely with requests when you submit them.”

The only issues are that that the jacuzzi has been down ever since I moved in and the control panel keeps losing connectivity so I can't use some of the lighting without resetting the circuit breaker weekly. Overall very nice though. :)”

“I have been working with Avalon and Laura for several years now and have had a great experience with her and her staff. They respond immediately, they provide exceptional service. I'm writing this review to counter reply to a tenants (April Mckenzie-Hay) review of Laura and her company, which was completely off base. First of all, I initiated the 30 day notice to the tenant, not Laura or Avalon acting on their own accord. Second the reason for eviction was they were behind on their rent and they were not compliant with occasional visuals on the property. I'm attaching pictures to verify the horrid condition they left the property in. From rotten food in the refrigerator to junk everywhere, it's obvious why they were not compliant with visual checks on the property. As far as a property owner, I cannot emphasize enough the professionalism of Laura and her staff at Avalon Realty.”

“If I can rate negative I would. I thought I found a gem on St. Rose. Beautiful neighborhood. Lots of convenient businesses around. BUT don't be fooled. There was so much noise and theft around. Most of the agents are combative and so unhelpful. After a 9 month lease. They tried to raise my rent for a two bedroom from 1515 to 2300 which is crazy. And charged me a CARPET REPLACEMENT FEE for $700. They claimed my dog ruined their carpet (soaked in urine). I've had my emotional support dog since he was 12 weeks old. He's 6 now... and the only time he's had accidents was in his puppy years. I've always lived in carpeted apartments and have never been charged this. They are just money hungry. And be careful they will nickel and dime you at any chance. I got a move in special and didn't haven't to pay any pet rent due to my ESA. But I guess they found a way to make up all they couldn't get from me. What a ridiculous property. They followed up with pictures of the “pet damage” to the carpet. But other than normal wear and tear and furniture marks where is the pet damage.”

I then returned a year and a half ago and this remains one of Vegas' premiere properties. A special shout out to Gabriella and Jasmine! They both have represented this property well. Their courteous and caring demeanor has truly made this home for my Family and I. Thanks to the Maintenance staff as well with their timely and efficient service. I would definitely recommend Sterling Summerland as a great place to live!”

My only wish is that the leasing company upgraded the insides of the units currently being occupied and thought about putting flooring down and getting rid of carpets completely on each floor. I know other apartment complexes have done it and haven't had any problems. Otherwise, I am a satisfied resident.”

“Beware! Messed up my credit score and saving account. I had nothing but great experience until I had to move out! Hear this out.. 1. I was charged $1743 for "Blinds replacement" when they were in NEW condition. I have a VIDEO of it working as I was doing final walk minutes before handing over my keys. I shared it - they were not willing to remove the charges. 2. They also charged me late fee for the keys $100 that I turned in a week earlier and I also had a picture of it of the date and signature of their front desk. 3. After I moved out, I tried to dispute the unfair charges that I had nothing to do with, but they didn't care about my situation and no one was willing to look at my footage evidence and say you're right. Unfortunately, I gave up as they threatened me to give it to debut collectors. I sent them an email to negotiate but they didn't accept or respond to my offer. 2 months after I got contacted by Debut collecting agency. 4. Debut collecting agency dropped my credit score by 114, and now I have to deal with all that separate issue. I have never been scammed like this in my entire life. It's sad that big company like Greystar are willing to give the blind eye for real evidence. Please save yourself the headache. I know it's a lovely place to live in but at what cost. This had hurt me emotionally and financially. May God serve them justice. Please don't auto-reply to this!”

“I’ve been a tenant here for two years since it opened. Haley has always been helpful and very responsive when it came time to Renew my lease, or with any other questions or concerns I’ve had. Ever since she took over everything has just ran a lot smoother, and the energy is lighter and friendlier. The Maintenance guys here, Alex and George are amazing, work hard, and so helpful at all times. If you’re a good tenant who pays their rent on time, and treats everyone nicely who works really here, shouldn’t be issues.
