“My experience here has been nothing short of awful. 1. The construction noise above my place (2507) has been somewhere between unbearable and insanity. There was a flood on 26/27 and it came into my place. When I moved in I was told about that but then Greystar wanted to remodel the Penthouses without consulting any of us on the noise levels. The remodeled PHs will be wonderful for those people but those below you suffered for months. I am moving out early due to the construction noise and no concession was given to me. I was still forced to pay $6110 to break my lease. 2. My apartment was not cleaned when I moved in. The electric stove had not been cleaned, the fridge had not been cleaned, I had ramen and spaghetti noodles (dried) laying in my cupboards. I had some sort of sticky substance under and on all my counters. Dirt and dust in my living room and bathroom. It was disgusting. Now I'm having to pay $230 for cleaning so the next person after me can have a nice clean place. You're welcome! 3. People are constantly parking illegally in our garage and residents let them in. This creates a big issue if you have a larger car like I do. If you speak up about it, you will be ostracized as I was. I lived here in 2017 and it was an amazing place to live. Now it's horrific and I do mean that. I definitely will be seeking legal advice on having to pay 2 months rent, pro-rated rent and a cleaning fee when I was forced to live under such conditions.”

“The complex is well isolated from street and has a good environment. Elise from the leasing office is always friendly and promptly helping with all my questions. I would definitely give 5 stars to the leasing office and maintenance team. I would highly recommend this apt. However you will need luck to have a normal neighborhood. I’m at the top floor of a building. A baby lives at downstairs and yells every single day including at 10pm, 2am, 4am, etc which I can hear clearly in my two bedrooms. Sometime their parents yells together. I have to wear ear plugs every single night since I moved in. They cook curry every single meal, and most of time it has stink smells coming into my kitchen and living room window. Especially in summer time when the window is always open. Sometimes smells come at 9:00pm. I’m writing this review at 4:00pm and bold stink smells is coming into my living window. I have to run after my lease end.”

“I want to correct my review. If you are a single mom I suggest you read but it is my personal experience . Pratt park apartment and its staff are amazing and they have remained amazing over the years. Now that I'm a single mom of two young kids ages 1 and 3(who are barely home and only spend only one overnight with me due to coparenting schedules ) living here for a second time (different floor) my neighbors ? Not so much this go round. Before this year my experience at Pratt very much felt like the definition of home, it's the reason I felt It was the perfect decision to come back. If you are a single female with young kids and maybe under 30 l personally would take caution but read why because it is not the entire building!! My neighbors on my old floor use to come out of their apartments just to say hello to my son if they ever heard him leaving out. They offered to watch my kids if me and my fiancé (at the time) ever needed help and they themselves helped in ways I wish I could thank them for. On my new floor returning as a single mother a neighbor has tried to black mail me into making my kids be quite even tho at the time working overnight , kids home overnight only twice a week, overtime 72+ hours. It speaks for it self they were not home very much throughout the week. (He was unsuccessful) most recently a neighbor left a note on my door accusing my kids of making a mess (I will add a picture down below of the "mess") in the main hallway (my door is on the left) though my kids had not been home in days. With a ring camera to prove it they weren't even home during the time. Had she approached the situation with ANY kind of kindness no matter who's responsibility I would not have minding picking up anything in the hall. noted that the apartments have a crew that regularly vacuum. At this time my kids are only home 2 days out of the week , 1 of those days being over night. The pressure from the neighbors has added to that. Living here is definitely now uncomfortable. I ALMOST wish I would have never come back. Maybe then my last memory of this place would have been really motivating and positive. BUT almost doesn't count. I won't let them run me off and the staff have NOT treated me badly! My 1 year old doesn't speak yet , My 3 year old is nonverbal and special education (pending autism evaluation) that alone is already a battle. I do my best but I cannot simply make two small toddles just be quite. The staff are not hostile or bias towards me for having kids, we have really peaceful roof top especially at night, etc. So I will take the wins along side the losses. It is a high chance you will have a similar encounter to my first time here. A lot of the residence are really nice. We live in the city. Similar to all city apartments we will hear sirens at any and all hours of the nights, people screaming in the road. Why they moved to any place in the city not expecting noise? well I'm just not sure. But if you start to have similar issues I suggest what I did, but a ring camera and talk to the staff about it if you need to. More than likely you may just love your neighbors . Ps :yes that is the so called mess she said is "disgusting ", yes if u guessed it that is just lint. No I did not alter this to make it look like less than there was. Yes kindness is still free”

“So, the units are absolutely beautiful, and so is the view from the resident roof-top! All have upgraded countertops and appliances (nothing outdated)! I love the pool table and all the other extra amenities the building has to offer! The roof-stop is reaaallllyy nice! However, the building employees aren't always that great (except for Andrew; he was wonderful!). It seems like you're a pain to them whenever you approach them. There's a coffee machine that's an amenity (it goes into your rent btw), but it never seems to actually work. A coffee machine is a huge plus for me, so it not working most the time is a minus for me. This time around, they just have to add water to it and push a self-cleaning button), and that's taking over a week to do!!! Meanwhile, I heard and saw some office crew having fun causing unnecessary noise on my floor in the hallway after 6pm which scared us because we thought it was intruders in the building. So, they have time to do that, but not do a cleaning of the coffee machine, which takes less than 15 minutes to do?? Unbelievable. Overall, a good comfortable building to live in, but not reliable service from the property staff. So, make your own decision c;”

“Living at Arras is fantastic! I'd like to first point out that this whole neighborhood is so safe. There's a small, clean park nearby which is great for walks. The apartments themselves are in great quality and have everything you need. No issues whatsoever with water, trash, sewage, etc. Parking is in a garage and well-maintained. The elevators are fast and spacious. Moreover, the staff is phenomenal. The maintenance team is always ready to help and go above and beyond. One time I submitted a request and had them there in less than 20 minutes. Whenever you see the staff, they make sure to greet you and make you feel at home. Tony, George and Lhakpa are always friendly and you never feel that you're taking up their time. James, Amanda, Angelica and Hailey have all been great at making sure everything is taken care of here at Arras. I have no qualms about the administration, and always make sure to say "Hello" when I see them. Overall, I have no regrets staying at Arras, it's been very convenient. Really looking forward to seeing the Spring District grow! - A.K.”

“Don’t wait to learn this until *after* you move out. My initial review was kind, but things took a sharp turn fast. Here’s the rub: 6 months prior to moving out, we received a certified letter from Avenue5 stating that our renewal cost would rise. A minor amount, but it got to me. About 3 months prior to our lease’s end, I spoke to the *assistant* manager (didn’t know he wasn’t the manager), and he said they aren’t willing to negotiate. I follow the market and knew the cost would be less than what we were paying, even. He argued, saying things were on the upswing and we were basically getting a deal. Skeptical, I still dropped it and started looking at other options. About 2 months before our lease was up, we found a building that suits our family much better. Met Tower still wouldn’t budge on simply not *increasing* our rent when an identical unit on a higher floor was going for $800 less than what our renewal would cost monthly. So, we signed a lease with our current place and sent the official letter stating that we would not be renewing with Met Tower. Mind you, Met Tower is and was (2023-2024) remodeling the 8th floor amenities and terrace. No tenant had access to any of the spaces we all were paying for. I can’t tell you how many people complained about the smells and the sounds, “health issues” spawning from mold in apartments and the construction that weren’t being addressed by Met Tower. But that’s all hearsay from other tenants, although it paints a picture of how little they care about tenants in any way, shape, or form. Then, there's the absolute disorganized mess that is management…. We moved a month early. I shouldn’t have even stated what day we’d be moved out on (I was trying to be courteous) to Met Tower, because that seemed to throw them for a loop. They pestered us about turning in our keys... weeks earlier than our lease-end date. We paid the (initial) “final bill” with the prorated half-month of our last month. Well, that wasn’t the last…. One of our kids' top bunk tent left some black transfer marks on the ceiling. We couldn't see these marks until the movers were gone, and the furniture we'd use to climb up and Magic Eraser them on were too. Then, we just forgot about it with the moving. Because of this and “fingerprints on the walls” (I can’t make this stuff up), Met Tower is trying to charge us $2,300 ($1,800 + keeping our security deposit) to repaint the unit. Mind you, we lived in Met Tower for 4 years total, in 3 different units: 2 years in the last unit, and shifted units twice because it was less expensive to shift (with “6 to 8 weeks free” for new tenants, but jack-diggity for existing tenants) than to renew a lease that wasn’t being increased, even (during the pandemic). We take care of every space we’ve ever lived in as if we own the space and want the highest resale value for it. On both units in Met Tower prior, we received our security deposits back in full. What’s the difference now? Some transfer we forgot to tackle in the whirlwind of finding a new home and moving with a family? Some “fingerprints,” maybe in the dust from holes we spackled and thoughtfully sanded smooth on eggshell paint? There’s so much more, but I think this says more than enough. If you want to get jerked around and “nickeled and dimed” by an apartment building, rent from Avenue5/Met Tower. Congratulations, Met Tower and Avenue5, we absolutely won’t be back now, and I hope anyone who values their time, health, money, and energy steers clear of your malarkey. (Leaving the photos up as they attracted over 5,000 eyeballs prior to me writing this negative review. Hopefully it helps 5,000+ more people avoid this place now.) Oh, and our old unit rented for $250 less (with 6 weeks free) than what they were going to raise our rent to. I don’t understand you, Avenue5. Not one bit. Or, is the losses of us moving really what you’re trying to get us to pay for..? It’s just about the exact amount they lost on us not renewing. Hmm.”
