“Two month of living on the property. Pros:Sharon was nice and convinced my husband and I to move in. Maintenance tries to take care of things right away. The apartment is on the smaller size, but is clean and very livable. Cons: They promote the rent cost, but they do not promote that you have to pay for cable and internet that is not worth it through spectrum. That adds an additional $72 to your monthly payment to them, plus the water fee as well. It makes my monthly rent to them $1360 for a two bedroom. I have complained at least 3-4 times now about how disturbing my neighbors are. They have kids and they are up and running around all day and night. We do not plan to live here long at all. The way people drive in the complex, is careless as well. Keep your kids close and pay attention. You have to pay for a mailbox key through the post office, and if it is not return they take $50 out of your deposit to have the mailbox replaced. The payment for the key is not in the lease and was not told to me at the time of signing my documents. I found out when I went to the post office following the office instructions to get the key. They said it has been a contract with the property for years, but Dee says they have no contract which does not make sense. You have a lot other fees that can be applied to you when moving out that they do not consider to be general maintenance so pay attention to that before signing your lease because it will take away from your security deposit. With me having a newborn in March, this is not an apartment I want to stay in and have been looking for something that would be more suitable for my family and I.”

“This place definitely comes with it's ups and downs. The location is great, the staff is beyond helpful and friendly, maintenance is always around doing work, and my neighbors are respectful. The biggest downside I have so far is that the laundry rooms are beyond disgusting and scary, so much so that I opt to go to a local laundromat instead. They seem to be used for smoking and doing drugs than for washing clothes. The apartments themselves are also pretty dated on the inside, although the outside does have great curb appeal. My apartment has a great view, and all of my appliances are clean and work great, but the whole place definitely got the "landlord treatment" before I moved in. I've spent a lot of time trying to remove partially painted over hairs in the bathroom and the tackiness of the kitchen cabinets from layers of cheap paint. At the end of the day, this is a cheaper apartment complex so I was expecting some of this, but it isn't a bad place and the complex is always asking for feedback, so I hope to see improvements soon!”

“*This review was for the old management. The complex is now under a new management company.* We are coming up on almost two years here and my experience has been nothing but fantastic. The amenities are a great and the community is very dog/animal friendly, no breed restrictions. Maintenance is always quick to reply as are the office staff, who are a delight to speak to! They are always trying to improve the community and add new features, such as a bike hub where you can safely store your bike in a well-lit area. If you are looking for an affordable place in the downtown area of Carmel this is it!”

“Overall the apartment is great for the price. We love hanging at the pool, grill and outdoor space. The gym is convenient when we don’t feel like making the drive to our local gym. And the doggy spa is even more convenient for our pup. We live in a townhome that is spacious. I personally love the closet and the master bath which has a shower and had tub with jets. The community is quiet and safe. We love going to the parties that are hosted by the staff. The maintenance staff is great, quick to respond and they do their best with all of the problems we’ve had in our home. They kept us up to date when we had contractors in and out of our home. With that being said we’ve had a number of issues with things around our apartment. Starting when we first moved in we had issues with the kitchen drawers and still do. Most don’t close all the way and almost fall out when grabbing something out of them. Early in 2023 I noticed a weird spot on my car, turns out it’s sap from the tree directly above our driveway. I initially didn’t know how bad it was but about a month after first noticing I bought a $40 car cover to prevent sap damage. It was inconvenient to have to cover my car but it worked for a couple weeks. I then got an email from the front office complaining of the car cover sitting in the driveway while I was away at the grocery store. Another inconvenience considering I’d have to put the car cover, that is covered in sap, pine needles, pine cones and bugs in my house. Why would I want that in my house? So I emailed them asking if they knew about the sap tree and if they’d be willing to do anything about the damage it was causing to my car and my roommate’s and visitors cars. Long story short they initially said they weren’t going to do anything. Then after a few email exchanges they mentioned cutting the tree down wasn’t an option and cutting the branches could kill the tree. (I also don’t think the email exchange was very professional in the way that they responded) I was persistent because no one else on the property has this issue and I felt they weren’t understanding (or cared) of the severity of my concern. (We also called corporate and they didn’t care either) They eventually agreed to trim the tree in an attempt to limit the sap damage. Not even 3 hours after the tree was trimmed we had multiple sap droppings on our cars. I email back and they end it saying they can’t do anything else and our concerns are not heard any longer. A huge frustration to this day. We were ready to break our lease and move out. If you don’t know it takes a lot of work to get sap off of your car especially after sitting in the hot sun. I work from home so my car would sit directly under the tree for days at a time. We bought the car cover and sap removers and nothing worked. I was genuinely thinking my car was just ruined or I’d have to pay someone to remove it. We finally discovered that high proof alcohol works so we had to multiple times a week go outside in the heat and scrub sap off 3 cars causing another HUGE inconvenience. At this point I’ve put money into trying to remedy this as well as my time to deal with this. Again something no one else on the property has to deal with. They are a number of driveways and even parking areas and not a single one has a sap tree over it. (Trust me we’ve looked) The other issue is parking. They sent an email laying out the parking rules. We sent a follow up email regarding parking concerns because a new visitor of our neighbor showed up and parked directly in front our home for over a week. Again long story short they said they couldn’t control visitors and where they park, the guidelines are just a suggestion. This is even more frustrating considering we can no longer use the driveway due to the sap issue. We then started having our tub cause issues with leaking through our ceiling into the kitchen below. There’s been a ton of back and fourth with this since about September 2023 and the issue still persists. (It’s currently January 2024)”

“I've lived here now for almost 3 years, and have never personally had any problems! Very well kept grounds, and very nice office staff! To me it's a bit of a hidden gem in Elkhart as I think it's one of the nicer apartment complexes in the area. The apartments are pretty spacious, and relatively up to date. It's nice that they have Smart locks, that you no longer need a key for. The pool is very nice very clean, but tends to get very crowded in the summer as it's a great place to be! I'm planning on living here for quite a while longer, and can't really think of any other place to be!”

“Only been here for a week but one thing prompted me to give a 5 star review: Steve from maintenance! I've been in a couple of similar apartment complexes before and maintenance would always be a pain. Wasn't thrilled to have to submit a maintenance request so early due to a faulty hanging wall rack in the closet... but Steve came around the very next day, acknowledged our issue, scheduled a next day appointment so he could get the necessary tools, and came around the next day to fix it, all with a level of professionalism, positive attitude and friendliness that were pretty admirable, he even gave me some great tips on wall anchors! So huge props to Steve and very happy with how my maintenance request was handled, deserves a positive review!”
