“I flip houses and just used Listing Spark for the first time to sell a house I completed. I was nervous about the market but I received an offer after just three weeks which I was very happy about! I used the agent on demand service and my realtor was very friendly and responsive. One thing to note is that your realtor does not reach out to you until after you receive a formal offer. However they did still send me comparable sold listings to help me determine my list price and answered general questions. I did have to run my own open houses but they advertise it for you on the MLS. Overall everything went very smoothly and we closed on time. Highly recommend for anyone but especially for investors who are familiar with the selling process.”

“I don’t live here (yet) but I did take a tour this past weekend and just had to share how impressed I am! My husband and I were in town for the weekend touring apartments and when we drove by The Catherine we knew we had to add it to our list. I called and Jay the leasing consultant was able to accommodate a last minute tour with only 10 minutes notice. Even with the short notice and the fact that we aren’t moving until the summer (6 months from now), Jay spent quality time with us and treated us like we were renting tomorrow! If the service we were provided on our tour is anything like residents experience on a day to day basis I know it must be a wonderful experience! Not to mention the property is JAW DROPPING. I seriously can’t stop thinking about it days later. Beautiful views from the resident rooftop bar (WHAT??) and the most stunning and resort like pool we saw all weekend. Color me impressed! The amenities and logistics of this property were very much designed for convenience. From bracelet key fabs to get you in the elevator and your apartment to motion sensor lights in the closet and built in desks in the apartments, they truly thought of everything! It seems to me like you could only be so lucky to live at this amazing community and I’m hoping to be able to experience it myself this summer. Thank you!”

“Don't be fooled by the 5 star reviews, The Clark pays its residents for positive reviews (you'll often see contests in the elevators for $1000 to write reviews). Let's start with the good: you're in a good location, walking distance to many things. Some of the floor plans are decent. The maintenance staff is very nice and likely overworked with all the things going wrong in the building. This is where the good things end. The bad: The train is AWFUL. Do not even entertain an apartment that faces the tracks. The leasing team will tell you it only runs a few times a day, but it runs at least 15 times a day, and runs all through the night. It blares the horn when passing and there is nothing being done by the building to make this a quiet zone. The apartments are cheaply made, with zero sound proofing. When the train passes or there is music ongoing outside, it sounds like it's in your apartment. Forget about working or sleeping with the train, it'll interrupt all your meetings and sleep on a consistent basis. Beware if you need to use the elevator, there are only 2 in the building and one is always reserved for moving. Leaving 1 elevator to serve over 200 apartments. The broken: The garage gate has been broken for months, they fixed it for about a week, and it is broken again. The door key app is currently broken, resulting in numerous residents being locked out of the building. The ugly: The lobby is regularly cleaned, but the rest of the building is forgotten about. The hallway floors are absolutely disgusting. They finally shampooed the hallway carpets for the first time this week, which cleaned up months (possibly years?) of old urine stains from animals in the building. The trash rooms are consistently overrun with trash and old furniture, and the elevators smell like stale beer with spills on the floor. Overall, The Clark could be good if the management company cared about making improvements. However, I don't see them making an effort any time in the future.”

“We recently moved into The Quincy - this has been a 'want' for quite a while and we're glad we're calling this a home, finally. The views are absolutely stunning. Our move in was good - the freight elevator was NOT working and it's been broken for a while now. It was such a pain to use the regular elevators and share them with the residents, causing them trouble too. There's also quite a bit of noise from the constructing across the street - more than we expected, but that's okay. Our leasing agent, Alex, was absolutely amazing. Professional and super friendly. 10/10 for Alex!”

“Lived here for a few years and really enjoyed it. Our unit had a few occasional issues but maintenance was always there same day and very helpful. The trail and pool access is also so nice! Definitely my favorite apartment I’ve lived at in the 8 years I’ve been in Austin! Even received an email / reminder months later letting me know my deposit check they gave me was never cashed out. Thought that was really nice. :)”

“I just want to give kudos to the maintenance team at Stonelake, specifically Jesse. I had a water pipe burst on a holiday when the office was closed, and staff were away. Water was spraying all over the room, but a call to Jesse made the process so much easier than I was expecting. He immediately coordinated with the fire department to shut off the water, scheduled contractors to fix the pipe, and within hours had scheduled contractors to repair the damage to the room. He kept me informed and communicated every step of the way. I am very thankful that he made himself available because if the leak continued any longer than it had, I know that the damage could have been so much worse. Thanks Jesse!”

“To prospective residents: Think about this: This place is well-ish reviewed on google (currently 3.9), but if you average the most recent reviews for the last 4 months its a 2.0. Would you want to live in a 2 star complex because whatever it used to be it is a 2 star complex now * The locks for the doors on the exterior of the building are not functional leaving the doors unlocked at all times. * Car break-ins are common. I know of at least 2 since starting my stay here in October. This equates to almost 1 a month. * Staff at the leasing office are rarely there. If you need something, for instance to sign paperwork, you will likely have to come back several times. Due to the size of the building and frequency with which the leasing office is left un-staffed this could amount to hours of your time. * Poor communication from management has left people stuck with unnecessary bills. When management decided to power wash the garage (instead of attend to the security of the building) they poorly communicated which floors and when would be power washed; as a result, dozens of residents had their cars towed at the resident's expense. * Because much of the maintenance staff does not speak English, communicating your concerns to maintenance staff is difficult * Pipe bursts every winter due to poor building maintenance costing residents time and money. I've attached photos of some of the doors that are in complete disrepair. Keep in mind that these are just the doors. The locks for all exterior doors near the sub-shop do not lock.”

“I moved into River Stone Ranch in the middle of October. Right off the bat, the customer service was fantastic from everyone in the front office. Once I moved in, there were a few things that went wrong in the apartment. Nothing major and nothing the front office was not willing to help resolve. Molly and Mercedes were absolutely amazing. Making sure that all my concerns were addressed. 10/10 recommend.”

“I lived in this apartment complex for a year, and it was a year too long. I highly recommend anyone and everyone to steer clear on this property. Upon moving in in September 2022, I had driven 15 hours to Austin, TX to find that I was given the wrong apartment that was promised to me. Not only was that a major issue, the apartment was filfthy. It had not been cleaned / there was a noticeable mold issue (images attached below). Within two weeks of living there, our AC unit went out (it’s still 90s/100s in September in Austin). This happened on a Saturday, and there was no emergency line available to get ahold of anyone anywhere, that has now since been updated since our incident. But because of this, we had to get a hotel for two days in fear of our bulldog having a heat stroke. Finally that coming Monday, whenever we were able to get ahold of the office, they showed no sympathy. I politely asked to be reimbursed for the hotel rooms, and I was left with no response from the Landmark team. I had to escalate it to the VP of RPM Living to get any type of response. The biggest kicker was they didn’t replace the AC unit for 14 days, and they gave us ONE portable unit to cool down our 1200 sq foot apartment. The only livable room was the bedroom, so we were essentially barricaded in there for 14 days. Landmarks response to all of this was to take $500 off our over priced rent for one month. Also, these apartments are extremely overpriced. We were paying $2800 for a 2 bed/2 bath and lemme tell ya, they’re the furthest thing from luxury. The tiles in the bathroom started peeling immediately, none of the window shades worked, and the closet doors were constantly breaking. You can find other apartments, in better locations, for significantly less money. Lastly, we had a devastating event happen. Our neighbor in the complex was found outside of our apartment unconscious, and we performed CPR on the individual until the ambulance came. He sadly ended up passing away, and when reported to the Landmark team a member of the front office replied: “they’re dropping like flies out here.” It was such a disgusting response, given the traumatic event that had just occurred/extremely insensitive. So, a long winded answer to say: do not live here. Look somewhere else and you will be MUCH better off.”

“The experience started off great but multiple managers and staff later living at Aldrich turned into a horrible experience! I lived there for almost five years and the last 2 1/2 were terrible. The roaches, my car being broken into, the MULTIPLE times I would drive through the parking lot and see cars on bricks because they had been broken into, the roaches, the disgusting hallways were residents leave their trash and food everywhere which leads back to the roaches. My car being towed after living their for 4 years and the office refused to reimburse me (the apartments were on the news because of the ridiculous towing policies). Witnessing attacks at the pool against the staff. My last two weeks there my car was parked in front of the building and there was a break-in attempt on my new vehicle and this definitely confirmed to me that I was doing the right thing by moving. I stayed as long as I did because it is affordable and love Mueller but enough was enough. The new staff and manage do seem great and I hope they can turn things around.”

“Would give zero stars if I can. Look at photos. Have experiences asthma, digestive symptoms and recently memory loss. Suspected mold in apartments and asked about getting a test done. They do not cover mold inspections. I paid $800 to have one done with samples taken from vents and bathroom where they suspected water damage. Chaetomium spores, 2nd most dangerous behind black mold were found in bathroom. Management reviewed the report and did not consider them a significant amount, even after I shared that I am paying for an Airbnb because I can not spend any time in there without constantly coughing. They will not allow me to break my lease even though chaetomium can cause permeneant damage to your immune system. The law in Texas is completely backwards and doesn’t require remediation for any time of mold with less than 25 feet of exposure. Do NOT move here, if your are looking for reasonable people. I will for sure be filing a law suit. Check pictures, this is AFTER they hired cleaners. Vents are completely disgusting, although in their words “it was considered a dangerous type of mold.” Slum words with well spoken corporate management.”
